This house is in the perfect location for me. Short walk to the beach access which has no steps so easy rolling my beach cart to the beach. Early mornings I sit on the deck looking over the marsh and listen to the birds. In the evening I sit and watch the sun set over the marsh. House was very clean and well appointed. So grateful I was able to secure this house as it is usually not available.

This house was cozy, well stocked and in a lovely location. We really appreciated the deck and view. It's a perfect size for a small family and we would definitely like to return in the future.

Our stay at Hoppy Toad was great. Everything was where it should be and is labeled. It was neat and clean. It has a great view of the marsh. Our only wish for improvement is a light that is not connected to the fan in the full bathroom. The fan runs loudly at times. Overall it is one of the best accommodations that we have rented at Sunset Beach.

The property is a short walk to the beach and has a great deck to watch sunsets.

The house was well organized. Lots of notes and identification of areas and contents which is helpful. House was neat and clean. The main selling feature for the house is the screened in porch and the deck with the cover. Great views of the inlet and nice place to relax, read, etc.

This house is wonderful. Just right for us. We loved the deck, the access to the tidal marsh and the short walk to the beach. It's the kind of house I think of when I imagine a week at the beach.

The photos show you pretty much what you get with this house. It has a nice, lived in, old fashioned feel. We especially loved the outdoor space. Under the porch is sand and has a porch swing. Nice for letting the little one play. There was a kayak but we didn't venture out. No pier or dock, just a space where you could access the water. Beds were comfy, tvs were in every room which made for fun family movie nights.

One of the true, older beach homes. Quaint, modest sized with a nice, relaxed vibe. Amazing view of the marsh out the back through sliding glass doors, screened in porch and covered deck.

I prefer smaller, simpler beach houses, more than the new style of mega mansions.(Over the years, I have stayed in Serenity Cottage -- no longer in existence -- , Laughing Gull, and Hoppy Toad, all on 40th Street with the Mad Inlet/Bird Island vista. Also Cecil's Folly, once. I enjoyed all of these.)This was my second time at Hoppy Toad, and I like it even better than I did the first time (10 years ago). Its 3 bedrooms were perfect for our small group of four adults, and the owners have added a second toilet in the porch laundry room that is much appreciated (and it has a view of the marsh). This cottage is low key and thoughtfully designed and equipped. Guests who like to read can fan out beyond the living room or dining table to one of several comfortable spots -- the screened porch (with couch, & table and 2 chairs) or the back deck (with one deck lounging chair, 2 rocking chairs, 1 wicker chair with table in shade of a palm tree, and small roof shelter over a picnic table). That partially covered back deck has the most lovely view and positioning on the marsh along 40th Street. There's a path that accesses the tidal inlet, good for launching kayaks. This was the perfect place to start emerging from a long restrictive pandemic. Keep it just the way it is, please!

We've been coming to Hoppy Toad house on and off for decades. We love it's layout perfect for two and ample for four. The screened-in porch and partially covered deck provide the most sublime view of the marsh. Bathroom is small (love the new half bath, though!) and we caught the washer machine on its last legs? Kitchen is stocked with essentials, beds are very comfy, and the walk to the beach is easy peasy. We love Subset Beach and Hoppy Toad house is part of that love!

Now that we have the experience of staying on the marsh side of 40th street, we don't want to stay anywhere else. Our only regret was that we only stayed one week. Next visit, it will be 2-4 weeks. 404 40th Street, Hoppy Toad, has the most amazing deck for both relaxing and bird watching. As a couple, the house was plenty large and the planned addition of a second bathroom will only add its livability. The house is something of a throwback in time with its' interior wood paneling but very comfortable. Sunset Properties provided a very clean house to move into and we had no COVID concerns but did wipe down flat surfaces.

We have stayed at Sunset many times but never on 40th St. This location was great. We rented a kayak and that was amazing to have access to while right next to the marsh. The deck on the back was nice. The only thing that was less than ideal about this house is that the one bathroom is pretty tight.

We had a great week staying at Hoppy Toad. The house is very cozy and very clean - perfect for a couple. We did have our two teenage grandsons with us for a few days and it was a little tough with one bathroom. The kitchen is tiny but well supplied and functional. The updated floors and furniture in the living area were great and the beds were very comfortable. Best of all the view off the back deck was spectacular and we enjoyed many sunsets.

We loved Hoppy Toad! So quiet and peaceful. View was amazing! Everything you need for a perfect vacation. The only wish was for at least one more bath or half bath.

For those in the Frog Clan, Hoppy Toad is a must! The deck is awesome, & the view across miles of salt marsh all the way to Little River is unsurpassed ~~~ you'll never forget it! As for Sunset Props & staff, to paraphrase Nigel Tufnel in 'Spinal Tap', on a scale of 10, you guys "go to Eleven"!

This was our four year of staying at The Hoppy Toad House. Even though it has that "old beach" look, that's the beach for us. We love all of the updating the owners have done to the house but the porch and deck make the house for us. Even the view while I'm preparing dinner is great One of those two story homes is not for us. We love this house and it's stocked with what we need. Can't wait for next year.

The Hoppy Toad is a wonderful house. Everything is up-to-date, very clean, and comfortable. The view from the beautiful deck was spectacular especially the sunsets. We also appreciate the welcome bag with very needed supplies. A very nice touch.

This was our 4th year of staying at The Hoppy Toad. We had stayed at a few other house on Bay St. and Inlet St., but this house is by far the best when it comes to the views of the marsh and Bird Island. The Heat lightening storms and thunderstorms are amazing to watch here as well. The house is comfortable and has everything we need for a beach vacation, plus the walk to the beach is not as long as where we stayed before. We can't wait for next year!
